FAQ
Do you offer full-service property management?
Host and Happiness is run remotely, Philip liaises with property owners, primary hosts and investors to assist with the guest experience, including guest communication, check-in/check-out, booking cleaners, pricing and listing optimisation, and problem rectifications during guests' stay.
How long does the contract last for?
If you do decide to work with Host and Happiness we ask for a minimum 6 month contract. This covers our set up fees for the listing creation and management time working with owners to meet their goals for the property. If you would like us to take on your property for shorter periods, such as extended holidays, alternative fees can be agreed based on individual needs.
How do you work with my cleaners?
Host and Happiness has templated guest information that it completes and submits to the cleaners, periodically or when new bookings come up so that they always have the latest booking information. Any missing items, damages, or unexpected cleaning, we will liaise with the owner for the optimum resolution.
How do you set the pricing for my property?
Following an initial consultation with the owner, we will review forecasted annual rental incomes based on the local area, size of the property and current market rates. Following this review, we will agree seasonal rates with our owners. If the property has not sold within 8 weeks of the actual date we will turn on AI smart pricing or make pricing adjustments. If in a 20% range we will do this automatically on your behalf to attract more rentals, if more aggressive price action is needed we will liaise with the owner and agree a pricing plan for the property.
What locations do Host and Happiness offer their service?
As our service is supplied remotely, at this time Philip is able to offer his co-hosting service across the UK & Ireland. Philip's own holiday let property is in the Cotswold Waterpark so in these areas Philip is also able to provide recommendations for many trusted tradesman for a range of day to day challenges that often come up. (Electrical, plumbing, wasp removal, handy man to name just a few!).
How much do you charge for your Co-Hosting Service?
We like to keep it simple at Host and Happiness. At this time we offer introductory hosting package, which is a flat-fee of 15% of the rental income you receive from the platforms after platform commission.
Which booking platforms does Host and Happiness work with?
We work with all platforms. In our experience, you will he happiest when working with Airbnb and Booking.com for income maximisation, without saturating the internet with your property listings. You do not want to compete against yourself on multiple platforms.
What happens if there are damages or items stolen from the property?
Each platform has their own insurance coverage for such guest issues. At Host and Happiness we will support and guide you through the process of recovering any potential damages to your property. We always review Guest's own profiles and this is another reason we would recommend Airbnb over other platforms, as their system is better at providing guest history for potential hosts.
